Our loan program is true Asset Based Lending. We do not look at the borrower. TRUE NO DOC COMMERCIAL AND RESIDENTIAL UNDERWRITING! No credit report, No 1003, No bank statements, No tax returns, some deals close with just 40% down, first mortgages only, rates from 10% to 10.50%, interest only up to 60 months, first year prepay of 2%, lender points 2.25, purchase or cash out or rate and term refi, escrows required, our appraisal required and phase one environmental as required on commercial properties. Foreign Nationals OK! We have our own in-house attorney that handles all closings quickly. Residential properties must be closed in a commercial entity like an LLC and cannot be owner occupied. Lending decisions are made in-house so we can give you an answer quickly – no time wasted! The Basics of our loan program: • Commercial rate: 10.50%, Lender Points: 2 to 2.5 • Residential rate: 9.99%, lender points: 2 to 2.5 • Term: 60 months interest only – • Prepayment penalty: 2% in the first year • MAX LTV: 60% rate and term and purchase, cash out 55% • Land and lots 11%, 3 points, 36 months interest only • Must be closed in an approved domestic entity like an LLC • Full escrows for taxes and insurance • Our Appraisal required on every deal • Phase one and possibly phase two required on all commercial properties ALL RESIDENTIAL PROPERTIES ARE CLOSED AS COMMERCIAL LOANS IN A COMMERCIAL ENTITY – NO OWNER OCCUPIED RESIDENTIAL PROPERTIES.
