I represent an investment group, actively seeking a minimum of 40 Units, $700 K to $15K, multifamily apartments in GA & AZ, currently pre-approved by its lender.
The Letter of Interest will ask the Seller(s) to remain in the deal as 20% equity partner(s). These type of deals are common with HUD financing, and leaving the Seller in has advantages, when treated as a refinance, lower closing costs, faster processing times and capital gains advantages. With the Seller(s) holding a minority stake, the personal finances will not be included when wnderwriting the loan. The Investor group has given the lender permission to communicate with you directly throughout the loan process so that you will remain informed. Broker fees as designated will be paid by Seller at the close of tranactions.
Prior to a formal Letter of Interest the investment group ask for the submission of the following items.
(1)2 year's operating statement and YTD.
(2)90 day rent roll.
(3) Capital Improvement report if not detailed within the operating statement.
