All acquisitions prospects are evaluated and must have a tailored management plan....both for Short and Long term goals. Whether it be redevelopment potential or reuse of existing assets to produce greater NOI & enhanced capitalized value OR new "greenfield" developments, .... a viable game plan must be strategically crafted & put into place. To start,....We need to see realistic income/ expenses to analyze where potential cost savings may be implemented so as produce meaningful pro-forma projections. Then we determine an attainable and sustainable income stream, critical to any anticipated future cash flows, (both BF & AF tax), and then project reasonable disposition proceeds at the end of the projected hold period. We also project anticipated capital gains and deferred 1031 exchange benefits. We do these analyses for each asset we present our clients! Our philosophy is "to know how you exit a deal before you get into a deal!" We also do these projections for assets our clients wish to sell or purchase: ....As seasoned well-versed Commercial Real Estate Advisors we can address all these concerns; We advise and educate our clients ....whether we represent them on the Buy side OR the Sell side ....
