Expansion Criteria

  • 4000 to 5000 sq. ft. or ability to expand
  • Best options:  End cap space in shopping
    center that is finished out for a restaurant, or free standing former
    restaurant building. 
  • Third best option:  If cannot find an existing restaurant
    building, will consider other existing buildings or end cap spaces
  • Prefer that building/shopping center be no more than 10 years old
  • Bo's Steakhouse will do best in smaller towns with where average household income is approx. $40Kor so.
  • Many of our customers will be between the ages of 25 to 50 years old
  • We’re looking for a site within 90 miles from the D/FW metroplex
  • Interested in leasing only
  • Need to have room for about 150-175 seats
  • Need approximately100 to 125 parking places or shared parking with a center
  • Prefer to be in market or submarket where there is little steakhouse competition
  • Also prefer not to be in an area where there are many casual dining
    national brand restaurants.  Some of these is OK.

Ponderosa Steakhouse Expansion Criteria--2012

Ponderosa is looking for one site in 2012 where we will put our new prototype which will be used to attract new franchise development.  Below is a list of our criteria.
• Areas of interest include NW Indiana, NE Illinois, West Virginia, Ohio and Pennsylvania.
• Preference is an End Cap space in a shopping center or Free Standing former restaurant space (lease only)
• If we cannot locate a former restaurant space, we will consider other existing buildings that could easily be converted to a restaurant
• If site is existing building or shopping center, building must not be older than 10 years
• Will also consider a Build-to-Suit with lease & TI built into rent
• Need approximately 5000 to 6000 sq. ft. or ability to expand
• Require space for approximately 200 seats with 100 to 125 parking spaces or shared parking in a shopping center
• Ponderosa is most successful in smaller towns where median household income is $40,000 to $50,000 per year or so.
• We are looking for an “A” site in a “C” market; or need to be on the outskirts of a larger city.
• Prefer to be in a market or submarket where there is little competition (i.e. Golden Corral, any American food buffet, or any casual dining steakhouse)
• Best market would also not include numerous casual dining national brand restaurants.
• Many of Ponderosa’s customers are senior citizens or college students, so
proximity to health care, senior housing and/or educational facilities is a plus.
• Best Tapestry segment is Heartland Communities
• We are looking for sites that would be suited for an Applebee’s, Ryan’s, Golden Corral or IHOP versus ones appropriate for a Cheesecake Factory.

·                     Many of our customers are either Senior citizens or college students

·                     Best Tapestry segment is Heartland Communities

·                   We’re looking for an “A” site in a “C” market; or need to be on outskirts of larger city where there’s not as much competition

·                     Interested in Leasing only, or possibly build-to-suit
