I conduct extensive marketing to identify multifamily deals - preferably off-market - in several parts of the country. I then buy these for my own portfolio or wholesale them to other buyers. I am working with a small group of experienced multifamily sponsors who collectively own and operate over 4,000 multifamily units, primarily in the Southeast U.S. Most recently, I found an off-market, value-add, 150-unit property in North Carolina which is scheduled to close in October 2014. My risk-averse approach to investing, with a thorough and careful financial analysis as the first step in evaluating a lead, has directly benefited my private money partners.
