$1.5M industrial building purchased from Comerica as a non-performing asset. It was a former "wet" processing PC board manufacturing site. Raised debt and reposition money, dealt with environmental issues, negotiated with the City of Santa Clara for permits, completed a "conditional use" permit for non-conforming use, and upgraded structural integrity. With the assistance of architectural, landscape architectural, and structural design firms a complete rehab of the building was performed including a new roof, HVAC, parking, yard, landscaping, restrooms, and flooring.
