RIVER BATTURE: There is +/- 100 acres of batture land zoned B-2 (Industrial Batture District 2) with +/- 4,400 linear feet of Mississippi River frontage, located at +/- River Mile 135.6. The batture is partially improved with a dock designed to berth up to four barges at a time and handle the transfer of liquid chemicals between the barges and the onshore facilities located adjacent to the site.

UPLANDS: The “uplands” portion of the property contains +/- 150 acres of vacant pasture land zoned I-3 (Industrial District 3). This portion of the property has excellent road/rail linkages being located between Hwy 44/River Road (south) and the CNRR. There is +/- 3,800’ of frontage on River Road and the site is cleared and filled to road grade.

REAR LANDS: The “rear lands” portion of the property contains +/- 447 acres of vacant land zoned I-3 (Industrial District 3) and is located between the CNRR and KCSRR corridors. This portion of the property can be accessed via the “uplands” tract or via Dupont Road which connects to Airline Hwy.

Located adjacent to the DuPont Pontchartrain Works facility in Laplace/St. John the Baptist Parish at River Mile +/- 135.6. The site is located approximately 4.3 miles from Interstate 10 and 5.2 miles from Interstate 55.
