Description

.

Flat Rock is a city nestled along side the Huron River in Southeastern Michigan. Conveniently located at the intersections of I-275, I-75, and Telegraph Rd., it is the crossroads of commerce and business in the Downriver area of Michigan. Flat Rock is located mostly in Wayne County with a small portion of the city extending into Monroe County.

The City of Flat Rock prides itself on the services they provide for their citizens. The City is unique to its surrounding communities with the extra amenities that we continue to provide to the citizens as part of our normal routine. Flat Rock offers some of the best amenities and business base of any Downriver community: a state of the art community center, home of the Southern Great Lakes Symphony, Saturday night racing at the Flat Rock Speedway, and the proud home of the American icon–Ford Mustang! In the last 10 years Flat Rock has grown from a sleepy suburb on the fringes of Wayne County to a booming development area. Property values have substantially increased and population in the next census is also expected to increase.

Flat Rock Speedway is a race track in Monroe County, just south of the city of Flat Rock along U.S. Route 24. Opened in 1953, it is owned by ARCA and is the sister track to Toledo Speedway. It features racing on Saturday nights that include Outlaw Body Late Models, Street Stocks, and Figure 8s for its weekly divisions. It is the closest NASCAR-style oval track racing circuit to Detroit, Michigan.

Flat Rock Assembly Plant, formerly known as Ford's Michigan Casting Center (MCC) (1972–81), Mazda Motor Manufacturing USA (1987–92) and Auto Alliance International (1992–2012), is a Ford Motor Company assembly plant located at 1 International Drive in Flat Rock, Michigan in Metro Detroit. The plant currently comprises 2,900,000 square feet of production space and employs 3,510 hourly workers and 140 salaried workers — and currently manufactures the Ford Mustang and the tenth generation Lincoln Continental.

What are Real Estate Incentives?

Real Estate incentives range widely and have been overlooked by the Commercial Multiple Listing Services (MLS) for decades. Real estate incentives is a generic term used to group any number of programs, such as tax incentives, that are designated by an agency for a geographic area."

Why are Real Estate Incentives Important and to Whom?

"Incentives" are vital today and in the future because:

  • U.S. Public: Many incentives focus on job creation and Affordable Housing
  • Investors and Commercial Developers use incentives to reduce financial risk, obtain gap financing, etc. Investors and developers look for property listings with incentives available.
  • Commercial Real Estate Brokers, in mass, unfortunately do not know about incentives tied to their listings
  • Entire Supply Chain of Real Estate Development such as small and large companies who will provide goods and services to new and revitalized properties.
