About Shane Giles
Shane Giles, MPRE, is the founder and principal broker of The Giles Group, an occupier-only commercial real estate advisory firm based in Franklin, TN. He represents commercial tenants exclusively across office, industrial, and retail asset classes — no landlord assignments, no divided attention.
Background
Shane grew up in Tennessee in a family of real estate investors and developers, coming to commercial real estate with context most brokers spend a career trying to build. After serving in the United States Army Infantry and leading a team through combat operations, he left the military with an understanding of what discipline, precision, and accountability actually look like under pressure.
His academic background is built specifically for this work: a Bachelor of Business Administration from Lipscomb University, a Master's in Real Estate Development and Finance from Georgetown University, and graduate business studies at Vanderbilt University. Before founding The Giles Group in 2021, he managed over $150 million in real estate annually and oversaw more than 600 commercial locations across the United States.
Deal Approach
Shane brings institutional-grade underwriting and structured negotiation to every engagement. He does his homework before submitting an LOI. He verifies market comps, models total occupancy cost, and evaluates every option against a disciplined framework before advising a client. He respects timelines. He answers the phone. He closes deals he says he's going to close.
Working Relationship
For cooperating brokers on the landlord side: Shane treats every counterparty as a professional. He negotiates hard on behalf of his clients but never at the expense of the deal or the relationship. He communicates clearly. He documents thoroughly. He does not play games with LOI terms or manufacture delays for tactical reasons.
For brokers with occupier requirements outside their market or asset class: Shane welcomes cooperation across Middle Tennessee. Assignments span office, industrial, retail, and owner-user acquisition, plus multi-market strategy for national occupiers.
