I have extensive knowledge regarding ways for commercial property owners/developers to improve cash flow through specialty engineering studies - Cost Segregation, Abandonment/Disposition Studies, R&D Credits, Section 179D, New Property Regulations, IC-DISC, and Green Building Services. The benefits of such studies have enabled property owners to make desired energy upgrades, reduce the cost of utility consumption and are reflected in reduced Net Operating Expense, increased Net Operating Income, improved Capitalization Rate, increased overall asset value, and improving owners’ ability to pay down debt at an accelerated rate. So, not only can I help with the buy/sell aspect, I can also assist in finding ways to improve financial posture in relation to the building.
