Duncan is the Commercial Director at the Market Center. Duncan’s portfolio is made up of Investment Sales,
Industrial, Office, High Density Residential Development, Sale-Leaseback, Land, Retail, Government Agency and
Renewable Energy Transactions. Active brokerage and consulting services include sale-leaseback, expansion-
relocation, and consolidation projects. Duncan is the Managing Partner of KW Gov Services, LLC. Gov Services
supports clients across N. America to help their clients monetize Gov Agency assets and improve operating
efficiencies. The Gov Services Team is made up of 26 agents and 5 “Subject Matter Experts”.
Duncan was a Senior Vice President with The Staubach Company and Jones Lang LaSalle for 6 years where his
responsibilities encompassed the generation and successful management of complex industrial lease and
purchase sale agreement transactions. His ability to provide real estate expertise, in the areas of strategic
planning and portfolio management have been well documented for high tech corporations, non-profit
organizations and government agencies. He has delivered projects for Texas Instruments, Sensata Technologies,
Quantum, Cisco Systems, Loomis-Fargo, and EMS. He sourced and worked on Dublin Crossing, a Real Property
Exchange (RPX) US Army Reserves assignment in Dublin, CA that sold for $125M.
Prior to his tenure with The Staubach Company, he had 22 years as a corporate real estate executive. He held
Director level real estate positions with Nortel Networks for N. America and Bay Networks for global portfolio
and Analog Devices for their N. American portfolio. His portfolio responsibility at Nortel Networks totaled
22.4M SF. He directed N. American real estate operations during the period of hyper growth (1,000
employees/year in 99-00), then staggering consolidation (‘01-‘02). He has directed the planning and
development of corporate campus expansions N. America, completing projects in Dallas, Santa Clara, Atlanta,
Raleigh, Boston, Ottawa, Montreal, and Calgary. Mr. Chapman directed the global real estate program at Bay
Networks from 92-95. He was responsible for worldwide planning, development and implementation of the real
estate strategy that allowed the company to grow from 1,800 to 8,000 employees in just under three years.
Duncan is a Retired Army Veteran with 33 years of service and his government real estate experience includes
the Army Reserves where his last 5-year assignment was as the Deputy Chief of Staff Engineers for the 94th
Reserve Support Command in New England. He was responsible for all real estate aspects of their 2.1M SF
portfolio. Earlier in his career, he was employed with the DOD for 5 years at Hanscom AFB and served as the
Base Master Planner for Electronics Systems Division where he worked closely with MITRE Corporation.
He is a Commissioner on the Devens Enterprise Commission (DEC) for six years that oversees the development
at The Devens Commerce Center. He is on the Board of Directors of the Regional Economic Development
Agency, The 495 Partnership, made up of 35 municipalities in MetroWest. He is a past member of the Associated
Industries of Massachusetts, (AIM) and Corporate Real Estate Executive Network (COREnet). He is a founding
member and Past President of the Boston Chapter of the International Facility Management Association (IFMA).
Mr. Chapman is a licensed RI & MA Real Estate Broker. Duncan holds degrees in Civil Engineering from Norwich
University and an MBA from Western New England University. He lives with wife Lynn in Harvard, MA. They
have two wonderful daughters Kimberly and Rebecca with 5 terrific grandchildren.
