110 Pacific St., Roseville, also well known as the Odd Fellows Building or 1OOF, is the most iconic brick building in the rejuvenated downtown. The property was originally constructed as a single-story industrial structure and within a couple of years the airspace above it was purchased by the Order of Odd Fellows social club.

110 Pacific St.'s unique brick design and iron door windows withstood the test of several downtown fires that destroyed the majority of the wood structures. The last known businesses to have occupied the building since the 1OOF are a car dealership and a restaurant called the Buffalo. According to the Roseville Historic Society, the 'Odd Fellows' building is the oldest commercial building in the city.

The building was recently seismic retrofitted and features an open floor plan with an iron stairwell with a mezzanine structure. This building is ideal for a business that would like to design their own modern historic space in the revitalized downtown. The general commercial use zoning allows for many potential uses for a variety of business concepts.

Currently, utilities such as water, sewer, electrical, and gas are not connected to the building however they're available near the curb for installation.

110 Pacific St. also referred to as the Odd Fellows building is located in the historic downtown Roseville. The revitalized downtown features newly built city offices and street retail along side renovated historic buildings making it a perfect mix of modern vintage. The historic downtown is home to iconic restaurants, bars, and newly built Class A quality apartment communities. Next door to this property is a mixed-use historic building that's occupied by The Union Bar/Restaurant plus fifteen (15) 2nd floor apartment residences.

The property is located close to Amtrak and other public transportation plus its only a few miles to the major business employment districts.

The Roseville region is the fastest growing in the US according to Realtor.com plus U-Haul migration statistics. Roseville boasts three major hospitals (Kaiser, Sutter, Adventist Health), Oracle, the Westfield Galleria Mall, grocery power houses such as Costco, Sam's Walmart, Trader Joe's, Nugget, Raley's, entertainment facilities such as Top Golf, corporate and privately owned restaurants, two (2) major theatre chains, plus all the national anchored retail amenities needed.

The growth of the city is incredible and is expected to continue.

What are Real Estate Incentives?

Real Estate incentives range widely and have been overlooked by the Commercial Multiple Listing Services (MLS) for decades. Real estate incentives is a generic term used to group any number of programs, such as tax incentives, that are designated by an agency for a geographic area."

Why are Real Estate Incentives Important and to Whom?

"Incentives" are vital today and in the future because:

  • U.S. Public: Many incentives focus on job creation and Affordable Housing
  • Investors and Commercial Developers use incentives to reduce financial risk, obtain gap financing, etc. Investors and developers look for property listings with incentives available.
  • Commercial Real Estate Brokers, in mass, unfortunately do not know about incentives tied to their listings
  • Entire Supply Chain of Real Estate Development such as small and large companies who will provide goods and services to new and revitalized properties.
