NAI Plotkin is pleased to present an exceptional, unique, Arts, Entertainment and Dining venue opportunity located at 92 Race Street in Holyoke, Massachusetts. This venue has hosted numerous International and National bands and is well known as a hub for the Arts in Western Mass and beyond.

The Concert Hall, in fact is called The Hub or Race Street Live and is a converted warehouse with a stage, state-of-the-art sound and lighting systems that meets the professional technical requirements for touring artists. The hall has separate utilities from the main building, including internet, security system, and security cameras. It also has a double-door back-alley emergency exit or loading door for easy access to equipment. There is direct access to the Bistro patio (The Beer Garden), a popular seasonal space equipped with furniture seating up to 80. The building is fully sprinkled, up to code, and up to date on all requirements.

The Bistro space features a mezzanine level above the serving area, which can be set up with tables and chairs, seating up to 12-14 people. On the upper level is an entrance to the “Media Lab.” (approx. 400 Sq Ft ). This is a space inside the former vault. It is designed with a small office with a large window towards the main room intended to function as a recording studio or podcast/radio lab. The ground level has Deli-style display coolers for food and beverage sales. It includes a professional heavy-duty espresso machine and coffee grinders and brewers. The space can be set up with additional tables and chairs. It is a central location from which the main concert hall, the Beer Garden, the Divine Theater, and Judd’s Restaurant can be accessed. This space could also serve as a lobby, especially during the colder months.

The Divine Theater is a popular space for chamber or club-style performances, stand-up comedy, trivia, karaoke, private events, birthday parties, corporate retreats, meetings, weddings, and much more. The room has 120 people standing and 80 sitting capacity, with different furniture configurations. Furniture, small tables, and chairs can be arranged as cabaret-style seating or folding chairs (100) in rows of seats. There are also some high-top tables and stools. The Stage is designed for musical performances of most genres and styles. The Proscenium is finished with ornate custom sheet metal handcrafted designs, Faux marble pillars, and a self-closing remote-controlled curtain on the stage. The space has gorgeous and unique art murals and decorations, making it a magical and cozy atmosphere. The theater has a professional sound system, projector, and screen. The lighting system sound and lighting boards are in the sound booth. All lights, including bar and house lights, can be efficiently controlled for various production requirements. The large bar with 14 stools includes a commercial kegerator- 4 1/2 kegs capacity-, eight taps, and two POS Terminals with drawers and printers.

Judd’s Restaurant was designed as a tribute to the architecture and history of Holyoke. The bar was built using the old elevator doors and mirrors and custom-built furniture crafted as if it had been there for 100 years. The bar has all the necessary equipment to provide a high-end and upscale cocktail, beer, and wine experience and service. It includes sinks, soda guns with ice wells, and a commercial under-counter dishwasher. The back wall has lots of display space for bottles, illuminated with LED string lights and illuminated displays. A unique feature is a semiprivate room for dinners and private events with up to 14 seats. The overall capacity of the restaurant is 74 seats, including 12 high stools at the bar. The entire facility uses the TOAST POS system that connects all the bars, service areas, and the kitchen. The main Prep room includes a new 3-glass door commercial refrigerator and a single glass door commercial refrigerator. A long countertop with large and deep double drawer units for storage is under it, with shelving above for more storage. The central large square-shaped built-in worktable has two double outlets and is high enough to accommodate standard kitchen carts underneath.

There are several Workshop / Studio / Collaborative Workspaces on the Gateway City Arts campus. The Ceramic Studio in the basement was established in 2013. While not operational today, we have all the necessary parts to rebuild it. The space is equipped with eight ceramic wheels, a kiln, a slab roller, and appropriate furniture. The electrical outlets are designed to accommodate the wheels in a practical configuration for traffic flow during the studio's use. The Wood Shop is in the basement and is about a 2,000 sq. ft. space equipped with professional woodworking tools, machines, and a dust collecting system ready for professional woodworking activities. The wood shop was created using a membership model. Multiple wood-related activities were simultaneously performed during the specific member time slots. Wood carving classes, furniture building classes, use of power tools classes for women, etc. Individual projects included designing furniture, building musical instruments, and constructing 500 beehives.

The Small Works Gallery is located between the Restaurant and the Divine Theater. It is a perfect location and space for the display of artwork, small wall reliefs, or other small to medium media. It also functions as a display area for corporate retreats or meetings. The gallery has featured monthly group exhibits focused on local artists. The space is equipped with lighting designed for flexible adjustment of track lights with spotlights used for Gallery Style lighting. Because the Small Works Gallery is the access hall to the Theater and Judd’s Restaurant, it provides perfect visibility for the displayed work to visitors to both rooms. Often it serves as a food buffet area during weddings and catered events for either or both event rooms.

The large Co-Working Space was originally designed with a membership model. Equipped with modern office furniture and cubicles, the space is designed to accommodate up to 50 members of various levels. Membership level 1) Temporary use of the space. Level 2) Renting a table with a floor outlet to accommodate a desktop computer to be used as a private/individual workstation. Level 3) A professional cubicle for a small start-up company with access to copy machines, kitchenette, etc. The Co-Working area has three conference rooms in addition to the large open space. The space has three professional-style cubicles and comfortable furniture for study, reading, and relaxation. It is also used as a common space for employees. This room has direct elevator access/doors and has access to the hallway single unisex bathroom. Recently, a portion of the Co-Working Space was portioned off and is being leased as a private space for private offices or rental space. This space of approx. 2,000 sq ft includes a small office. It has a perfect view of the canals and is big enough for gatherings or small group presentations.

The Cubicle-Style Art Studio space (Approx. 1,800 sq ft) was designed as an affordable leasable space for working artists. The seven cubicle style studios 100 sq ft each were designed with appropriate lighting and electrical outlets. A portion of the studio serves as a common space or a classroom for art classes of various kinds. The space includes a small common kitchenette area with kitchen cabinets, and a refrigerator. There is also a microwave and small coffee station serving the in-house artist community.

The 3rd Floor houses two spacious Art Studios, the Main Office of Gateway City Arts, a living space area with a built-in kitchen, and utilitarian spaces including a bathroom with shower, a pantry, a storage room, and a laundry room with washer and dryer.

What are Real Estate Incentives?

Real Estate incentives range widely and have been overlooked by the Commercial Multiple Listing Services (MLS) for decades. Real estate incentives is a generic term used to group any number of programs, such as tax incentives, that are designated by an agency for a geographic area."

Why are Real Estate Incentives Important and to Whom?

"Incentives" are vital today and in the future because:

  • U.S. Public: Many incentives focus on job creation and Affordable Housing
  • Investors and Commercial Developers use incentives to reduce financial risk, obtain gap financing, etc. Investors and developers look for property listings with incentives available.
  • Commercial Real Estate Brokers, in mass, unfortunately do not know about incentives tied to their listings
  • Entire Supply Chain of Real Estate Development such as small and large companies who will provide goods and services to new and revitalized properties.
