Jim Pearson is a Real Estate Executive with over 30 years of experience in asset management, financial analysis, and all facets of real estate development. Adept at conceiving, developing, and executing strategies that drive revenues, growth, and value, Jim possesses direct experience in international business dealings, financial and real property analysis, financial consulting, venture capital, private equity investors, and all types of commercial real estate. His strong background in asset management, site, market, financial analysis, and project management has allowed him to lead successful multi-million dollar acquisitions, developments, and projects.
Jim currently serves as Broker/Director of Real Estate for Berkshire Hathaway HS Ambassador Real Estate Commercial Division. Along with sales and leasing,Jim performs real estate investment analysis for company projects and assisting clients to determine costs,feasibility,and risks for acquisitions, liquidation, and development on multiple types of real estate. DKC Development Ventures, LLC, an affiliate of the Dial Companies in Omaha, Nebraska, where he directs the property selling process within a nine-state region by analyzing financial statements, tax returns, and related items as well as assisting buyers and sellers with real estate investment analysis, acquisitions, sales, and leasing.
Prior to DKC Development Ventures, LLC, Jim worked for a short time (November, 2006 – April, 2007) as President and Director of Starfish Capital Advisers, Inc. in Austin, Texas.Jim’s role with the company was to oversee all facets of the organization including underwriting and valuation analysis, along with the development of unimproved property and disposition of investment properties. Starfish Company changed directions and given the economy decided to remove development and construction from its operation.
Jim served as Chief Executive Officer of UPS Development, LLC in Austin, Texas (prior to the takeover by Starfish), where he performed planning, strategy, financial and feasibility analysis on an original portfolio of approximately 5,000 acres of raw ground which exceeded $200,000,000 in value.Key projects included the development of 32,000 square foot multi-tenant condo office buildings, $3.8 million;Co-development of 175 unit townhome project (initial planned budget exceeded $7.5 million); and the investment analysis and design and approvals for a mixed use, multi-tenant, multiple buildings of an 80,000 square foot suburban office building with a an estimated budget of $13 million.
Jim began his career at Commercial Federal Bank (currently Bank of the West) in Omaha, Nebraska, where he was Vice President within the Income Property Lending Division. In this role, Jim assumed responsibility for Portfolio Administration along with new production of general purpose multitenant type properties for financing.During his tenure with the bank, Jim’s department was involved in seven mergers and acquisitions, and worked on a National basis performing workout, modifications, and asset management on the Banks portfolio.While in this role, Jim participated in the liquidation of non-performing assets which exceeded $2.5 billion dollars.
From Bank of the West, Jim moved on to become President and CEO of The Benlin Real Estate Development Company where he represented his company and third-party clients in the feasibility and analysis, financing, project management, development, and construction of land based real estate holdings.Key projects included the redevelopment of a Historic building into a mixed use (retail, apartment homes, and secured parking (Rubin building, 11th & Harney, Omaha); Development of a 12,000 square foot office with underground parking, located at 127th Dodge.
