A member of Coldwell Banker Commercial’s brokerage team since 2010, Executive Vice President Bob Basen has been a real estate professional for more than four decades. Specializing in commercial investment properties for many years, Basen did not choose real estate as his first career. He also built and developed a successful business as a licensed general and engineering contractor, with nearly 100 projects to his credit, including single family homes, apartments, condos, industrial and retail projects. As such, he is able to provide a unique perspective to clients about how to make the most of their real estate investment transaction, whether that’s identifying particular defects or, if looking to develop, performing in-depth analyses.
Basen provides his clients with a full spectrum of real estate services. He makes a point of honing his market knowledge, keeping an eye on trends and looking for new opportunities for his clients, providing knowledge and information that is often advantageous to his clients, especially if deals are in jeopardy of being cancelled. Basen has the remarkable ability to bring dead deals back to life. An appraisal for an industrial building that was part of a 1031 tax deferred exchange came in $600k below asking price resulting in the escrow being cancelled. However, after a thorough analysis Basen illustrated to the buyer that there were benefits to purchase over appraised value vs. paying capital gains tax. The buyer saw that the deal was justified, Basen negotiated a lower sales price with the property owner, escrow was reopened, and the purchase was accomplished.
One of Basen’s most recent notable transactions include the sale of Desert Oasis apartments in Adelanto. This deal involved a 1031 exchange buyer with a $3-4 million purchase requirement. A willing seller was found for a $3.7 million deal. However, prior to closing, a partner backed out of the buyer’s group impacting their purchasing power. Basen was able to negotiate a $200,000 price reduction and the tax deferred transaction was completed.
Basen has had a successful partnership with Vice President of Investment Sales, Jerrad Schendel. The two have 50 years of combined real estate experience and the depth and breadth of their knowledge of real estate investment sectors shows in their ability to successfully execute transactions for a wide range of assets including multi-family homes and land, industrial, Retail and Office sales.
His expertise has made Basen a top ranked commercial real estate professional recognized for producing significant results. He is the recipient of several awards during his career, including Coldwell Banker Commercial’s Top Agent in 2015, 2017 and 2018. Basen was named by the High Desert Association of REALTORS® as the top multi-family agent in the High Desert in 2019, a distinction he has held since 2012.
A Rotary member for 36 years, in 2010 he was named Rotarian of the Year by the Rotary Club of Victorville. Basen is also a member of the California Apartment Association.
