Background & Experience
Paul Miachika started his career in commercial real estate in 1980 with Royal LePage, Canada’s largest national real estate brokerage firm. He specialized in industrial properties representing both tenants/buyers and landlords/sellers. He started representing larger institutional clients for the development and leasing of new industrial and business parks as well as the sale of leased portfolios, taking advantage of his market knowledge, finance background and use of a new concept “discounted cash flow analysis”. In 1996 Paul joined the then newly formed firm, Avison Young, that consisted of Vancouver’s and other major Canadian cities’ top commercial agents. While at Avison Young Paul brokered some very significant transactions including the sale of British Columbia’s largest distribution facility to a prominent Canadian pension fund. In 1998 Paul and his family moved to Phoenix, AZ to work with Daum Commercial Real Estate to take advantage of the expanding Arizona economy. In 2002 Paul moved over to NAI Horizon where he teamed up with Cathy Jones in 2003 to form the Investment Services Group, “ISG”, specializing in the sale and acquisition of investment properties throughout the Southwest for private capital clients. Cathy and Paul’s complementary skill sets, drive and business model resulted in ISG becoming the #1 NAI brokerage team in Las Vegas and Phoenix. In 2006 Paul and Cathy formed Sun Commercial Real Estate and together they continue to operate the Investment Services Group, focusing on commercial investment transactions in Las Vegas, Phoenix and the Southwestern United States. While involved in all aspects of an investment transaction Paul usually focuses on the underwriting & valuation, transaction negotiations & documentation, escrow, due diligence review and closing.
Professional Affiliations & Designations
Paul Miachika is a licensed broker in the State of Arizona, holds a Salesperson license in Nevada and is Sun Commercial’s designated broker for its Scottsdale, AZ office. Paul is a member of NAIOP Southern Nevada, a member of the International Council of Shopping Centers (ICSC), and a volunteer and past member of the Fiesta Bowl Committee, helping promote the Valley of the Sun, providing grants to local charities as well as hosting The Fiesta Bowl, The Cheez-It Bowl & other events.
He previously served as a membership chairman for NAIOP and on the brokerage advisory committee of the Vancouver Real Estate Board and with the Valley Partnership in Phoenix, AZ. He is an active member of the International Council of Shopping Centers (ICSC) and in the Fiesta Bowl helping promote the Valley of the Sun, providing grants to local charities as well as hosting the College Football Cactus and Fiesta Bowls.
Education
Paul earned a Bachelor of Commerce degree from The University of British Columbia’s renowned Sauder School of Business with a double major in Finance and Urban Land Economics. While at UBC Paul was a member of the UBC Sailing Team and earned “Big Block” recognition and was an active member of the Phi Delta Theta fraternity. Paul is the in-house expert for financial analysis including discounted cash flow analysis and the use of Argus Enterprise and its predecessor, Argus DCF.
Other Interests
Paul is a competitive dinghy sailor, a recreational golfer and road cyclist. When not “parenting” their two golden doodles, Paul and his wife Julie love to travel (especially during the hot Arizona summers) including visiting their three grown children in New York City, San Francisco and Carlsbad, CA as well as family and friends throughout Canada and the United States.
