Rare chance to own a unique piece of history!
Located on the bank of the Fox River, the Sulphur Springs Resort was founded on the property in 1898, offering white sulphur spring water baths that were thought to cure various medical ailments. In 1920 a five story brick building was added to the grounds. In 1927 the resort was acquired by the Missonary Sisters of the Sacred Heart and renamed the St. Joseph’s Health Resort. By the early 1930’s the resort was in full swing and welcomed many visitors to not only treat health ailments, but as a health spa where one could relax surrounded by the beautiful scenery. It was said that Al Capone had once stayed there with a group of Chicago politicians and mobsters. In 1941 the St. Joseph’s Church was built and attached to the hotel. The property went through a series of owners over the next few decades. In 1994 a fire broke out and gutted the main building. In 2004, everything except the church and the 1920 hotel addition was demolished. The hotel addition was converted into apartments and renamed the River Springs Resort. An outbuilding with an indoor pool was constructed but never put into use.
Current ownership bought the property in 2023, and has been renovating the apartments as they turn over and substantially raising the rents. Recent improvements include replacing the roof, repairing part of the foundation, installing drain tile and sump pumps in the basement, and cleaning up the landscaping. 10 of the 18 apartments have now been renovated at or above market standard, and the remaining are in good, serviceable condition. There are (1) 5-bed, (2) 2-bed, and (15) 3-bed units. All the units feature unusually large footprints, in-unit washers and dryers, and lots of windows for ample natural light. Utilities are separately metered.
There is opportunity for additional upside by renovating the remaining apartments, charging tenants for storage in the under-utilized basement, and/or converting the pool house into 2-3 more apartments.
