Spring, Texas 77388 (Office/ Warehouse): Suites are offered in increments of 2,100 sqft at $1.20 per SF in base rent with $0.03 per SF in additional rents for exterior care and maintenance or $2,583.00 per month. Each 2,100 SF suite is 30’ wide by 70’ deep and comes with one 12’ x 12’ climate-controlled office, and an ADA compliant restroom. The standard warehouse space is not climate controlled, comes with raw concrete floors and a 12’ x 14’ overhead garage door.

This is a modified gross lease, and the monthly additional rents ($0.03/ SF) includes the tenant’s proportionate share of water, dumpster, exterior security lighting, exterior pest control, quarterly HVAC filter replacements, and two annual exterior HVAC unit cleanings. At Rhodes Meadow, tenants do not pay for property taxes, or property insurance. The property is under 24-hour video surveillance and is fully fenced with an automatic gate which opens around 4:45 AM and closes around 11 PM, Monday - Friday, with Saturday and Sunday hours as well. Overnight parking in the parking lot is not permitted.
