Description

This is an amazing opportunity to own a well-established Marina in a market that is underserved and poised for growth. Wharf Harbor Marina is a 100 slip, full-service marina that sits on 22.5 picturesque acres on the Illinois River just 2½ miles north of the Peoria Central Business District. The real estate and all assets of the business are included in the sale. There is the potential to add an additional 50+ wet slips. The newly renovated retail store is ready for a liquor license. New boat dealerships in the region are virtually non-existent between Chicago and The Lake of the Ozarks in Missouri. This site is the perfect location for a regional multi-brand sales & service operation. This site is also strategically located between Komatsu and O'Brien Steel and could easily be converted to a barge terminal. Peoria is the largest city on the Illinois river which is a critical leg of the ‘Great Loop’ between Chicago and St Louis. With several hundred Yachting enthusiasts called ‘Loopers’ making that scenic journey per year, this site could easily become a major destination. Bring your marina management expertise to a loyal clientele and region that yearns to support a modern, full-service marina facility. Call David Coupe at 847-812-8414 for a full Offering Memorandum and tour this exceptional property.

Wharf Harbor Marina is located in central Illinois just 2½ miles north of the Peoria Central Business District on the Illinois River.

Peoria is the largest city on the Illinois River. As of the 2010 census, the city had a population of 115,007 making it the eighth-most populated in Illinois, the second-largest city in Central Illinois after the state capital, Springfield, and the third-largest outside the Chicago metropolitan area. It is the principal city of the Peoria Metropolitan Statistical Area in Central Illinois.

Peoria is a major port on the Illinois River and a trading and shipping center for a large agricultural area that produces maize, soybeans, and livestock. Although the economy is well diversified, the city's traditional manufacturing industries remain important and produce earthmoving equipment, metal products, lawn-care equipment, labels, steel towers, farm equipment, building materials, steel, wire, and chemicals. Medicine has also become a major part of Peoria's economy. In addition to three major hospitals, the USDA's National Center for Agricultural Utilization Research, formerly called the USDA Northern Regional Research Lab, is located in Peoria. This is one of the labs where mass production of penicillin was developed.

Peoria is also a crucial stop on the ‘Great Loop’ which is a 6,000-mile circumnavigation of the eastern portion of North America which every year several hundred to over one thousand yacht enthusiasts cruise aboard their own boats. The route, which is primarily comprised of protected waterways, takes you through 15+ states and provinces and includes the Atlantic Intracoastal Waterway, Chesapeake Bay, the New York State Canals, the Great Lakes, the Canadian Heritage Canals, the inland rivers of America’s heartland, and the Gulf of Mexico. Peoria is a strategic stop on the 1,300-mile leg between Chicago and the Gulf of Mexico.

What are Real Estate Incentives?

Real Estate incentives range widely and have been overlooked by the Commercial Multiple Listing Services (MLS) for decades. Real estate incentives is a generic term used to group any number of programs, such as tax incentives, that are designated by an agency for a geographic area."

Why are Real Estate Incentives Important and to Whom?

"Incentives" are vital today and in the future because:

  • U.S. Public: Many incentives focus on job creation and Affordable Housing
  • Investors and Commercial Developers use incentives to reduce financial risk, obtain gap financing, etc. Investors and developers look for property listings with incentives available.
  • Commercial Real Estate Brokers, in mass, unfortunately do not know about incentives tied to their listings
  • Entire Supply Chain of Real Estate Development such as small and large companies who will provide goods and services to new and revitalized properties.
