Basic retail buildings are being offered as office space, but at retail prices, light industrial buildings are being converted to office use due to a higher land to building ratio offering dense parking opportunities for free. Property prices are at their highest along with the rental rates in Class A and B buildings. Landlords offer little incentives for new tenants. The rental rates are in the high teens and low twenty's for full service and/or modified gross leases. Parking spaces are at a premium. Formerly unused storage or big box CRE are being offered for office space with the build out at the tenant's expense and dormant land sites in 40+ year old geographical areas being bought for more apartment, condo, hotel, parking and retail development.
