Retail feeds the hospitality growth throughout the Metro areas of New Orleans, Baton Rouge, Monroe, Lafayette and beyond. Basic retail buildings are being offered as office space, but at retail prices, light industrial buildings are being converted to office use due to a higher land to building ratio offering dense parking opportunities for free. Property prices are at their highest along with the rental rates in Class A and B buildings. Landlords offer little incentives for new tenants. The rental rates are in the high teens and low twenty's for full service and/or modified gross leases. Parking spaces are at a premium. Formerly unused storage or big box CRE are being offered for office space with the build out at the tenant's expense and dormant land sites in 40+ year old geographical areas being bought for more apartment, condo, hotel, parking and retail development.
