We are looking for markets with strong economic conditions comparable to the Northeast region. We are looking for ADDED VALUE DEALS (LTV is caped at 65%) with a cap-rate/NOI ratio APPROPRIATE TO THE MARKET; if they are income-producing assets. New properties with less potential for conversion and improvement are less attractive to us. We are not seeking stabilized assets. We are interested in acquiring added value deals. We are also interested in acquiring land for ground up development. We purchase properties ranging from 1-60MM dollars. Northeast core markets are preferred.
