On paper, almost any property can look like a steal. But in reality, we both know it’s often anything but. That’s why I’ve spent the last few years learning “back of the napkin” analysis tools to quickly discard nonperforming properties from consideration. But something as simple as the 50% Rule isn’t going to give us a complete understanding of the property, which is why I also learn the location (expect lower ROI in Portland vs. Salem), age (expect more Cap Ex in a 30+ year old house), and time on market (Has it been listed over 100 days? Why? Let’s go in aggressive!). ­Real estate investing is a time intensive activity, and personally, I found it too time consuming to do while also holding down a full time job which is why I finally decided to take the plunge and become an agent. My expertise ranges from single family homes to apartment complexes, RV parks, and storage units. Before becoming a Realtor I worked as a semiconductor market analyst for 10 years, a job that taught me to focus on the details so you can count on me to be clear and concise with any transaction we conduct together. There is no room for confusion when it comes to your investment money. And I say that because I’m a buyer too. I know what kind of service and attention you want and expect. There is a lot of competition out there, and you never want to waste time editing your Realtor’s contracts when you could be putting in offers. So, if you want to invest in residential property at a price point that has a lot of competition and few resources (try calling a loan agent on a $450,000 6plex and you’ll know what I’m talking about), then give me a call. It can be hard for those of us looking to buy smaller investment properties, and I know what you’re going through.
