Milo Spector | Managing Partner, Essential CRE | Founder, Education Properties Group
Net lease and education/childcare investment specialist advising operators, investors, and developers on single-tenant and multi-tenant assets nationwide.
Net Lease Investment Specialist
Milo Spector is a Managing Partner at Essential CRE and the Founder of the firm’s Education Properties Group. He has been active in the net-leased investment space since 2013 and has participated in approximately $700–750 million in total sales volume nationwide, with roughly $470 million in education and childcare properties alone. His practice is 100% focused on single-tenant and multi-tenant net lease assets across the United States, with a particular emphasis on “essential” uses such as education, healthcare, and daily-needs retail.
Education & Childcare Focus
Milo has built one of the most active practices in the early education and childcare net lease sector. By concentrating on this niche, he provides highly specialized insight into operator credit, enrollment trends, lease structures, corporate guarantees, and sale-leaseback strategies that generalist brokers often overlook. He actively tracks industry data, publishes reports, and contributes thought leadership through podcasts, articles, and conference appearances focused on education and childcare real estate.
