Maria McLellan
New Orleans, LA
Brief Bio: Exclusively representing the business Occupier of Commercial Real Estate without conflicts of interest as a Landlord's Agent.
Full Bio: Working in conjunction with and paid by the Landlord's Agent we level the playing field through a 2 party representation platform of extensive market knowledge, deal opportunities and seasoned and experienced contract negotiations successfully securing the best possible transaction available that matches the client's needs. Proper single agency representation ensures responsibility to your specific needs and that the project management of the assignment meets or exceeds the budget and timeline required by corporate, management and local staff.
Our commercial markets have become compressed due to a lack of new general commercial construction with a shrinking Metro New Orleans CRE inventory due to over 10 years of Hospitality focused Historic conversions and redevelopments/re-purposing of existing non conforming buildings into residential/condos, hotels, parking and retail. Traditional office buildings, industrial properties, medical buildings and retail are at an unprecedented premium in rental rates and purchase prices. With the cost of new construction continuing to rise since Hurricane Katrina, the ROI does not work- except in retail. Retail feeds the hospitality growth throughout the Metro areas of New Orleans, Baton Rouge, Monroe, Lafayette and beyond. Basic retail buildings are being offered as office space, but at retail prices, light industrial buildings are being converted to office use due to a higher land to building ratio offering dense parking opportunities for free.
Property prices are at their highest along with the rental rates in Class A and B buildings. Landlords offer little incentives for new tenants. The rental rates are in the high teens and low twenty's for full service and/or modified gross leases. Parking spaces are at a premium. Formerly unused storage or big box CRE are being offered for office space with the build out at the tenant's expense and dormant land sites in 40+ year old geographical areas being bought for more apartment, condo, hotel, parking and retail development.
In summary, the key words are: retain a specialist to represent your company's needs as the real estate decision you make today will impact your business future for the next 3-5 years and is the #2 business expense next to payroll.
