Our typical decision maker for storage is the female in a ?>4 person hh. Most storage decisions are made by female family members and they are often wage earners. ?We want to be on the path of travel of the soccer mom. I am developing what we call "the soccer mom index" which measures a site against ?variables which include Starbucks, schools,? grocers, daycare and child/sport? recreation areas.?

We are looking for 2 to 3 acres sites where we can convert or get a floor area of 120,000SF (multi story), or a 4+ acres vacant land site where we can build 85,000 SF (single story).? Existing buildings of less than 80,000 SF must have ceiling heights of > 22’ clear/clear/clear span, unless there is land to build additional buildings (that would not exceed the FAR or coverage).? Complicated, but a quick run-through of a couple of sites, and it becomes clear what we are looking for.
